My investment properties so far are all residential with 30-year FRM’s. Lately, I’ve been looking at commercial sized multi-unit properties, but I get skittish with the financing, typically 5-year with 20-25 year amortization. I’m worried about my interest rate risk if I have to refinance every 5 years, especially in light of the upward trending interest rate environment. I’m not convinced that rates will move up in tandem with economic growth and income levels and rents. What are your thoughts and recommendations in regard to interest rate risk on commercial loans?
